Income currently very low but currently has one text link advertiser.

Reason for selling? Trying to manage to many sites at once. As you can see I have no time to update this site for a long time.

Very impressive site.

Q. Your a PR7 in nine months - wow. Yahoo reports you as having 100+ backlinks to it. Have you been buying high PR links for the site or securing one or two very high PR backlinks that COULD discontinue after the sale to get the PR7? Im obviously concerned about the risk of the PR falling away after a sale if its held up with one good links for example.

I can't promise that the PR won't drop but I don't think it will go lower than a 6. I currently don't have it linked to but from a couple of my sites I think. IMO one could easily make $200 to $500 a month from this site with some effort looking for text link advertisers.

The site was also listed on DP and SP forums today.

I understand that the current BIN is above one year estimated revenue but IMO the new owner could easily make $200 to $500 a month with some effort finding text link advertisers.
