If you're thinking of change for it, you might put it in the Site Review forum (if you haven't already). You might learn some great ways to enhance the site for the surfer and for more revenue. (For example, all the navigation opens new windows, and that will decrease the appeal to use the site, let alone give you some bad stats......... but, let's not do a site review in this thread since this is about selling.)
If you're making enough to cover hosting, you have time to make it better and bring in more revenue before your deadline.
IMO, at the time being, I would think the selling price would be low. But if seriously considering selling, you should add this info:
1. Your name?
2. URL(s) of site?
3. Age of site?
4. Approximate monthly page views and/or unique visitor?
5. How does site generate income? How much?
6. Who develops content and administers the site and how much time does it require?
7. Reason for selling?
8. Will you help with the transition of the site to the new owner?
9. Does the site have an e-zine or newsletter? Number of subscribers?
10. Asking price for the site?
