Need some advice on site purchase

I am currently looking at buying this site:

The owner wants $1,300 and will not include the vbulletin license (but will include the skin).

There is currently no revenue to speak of (he has no ad placements) but claims in the past week or so site traffic has jumped to 1k uniques a day (due to the game hitting closed beta a few days ago).

I am a experienced forum admin / site admin but this is my first foray into a site purchase. I thought it was typical to pay 10~15x monthly revenue but since he has none it makes it a little more difficult. I'd feel more comfortable if there was.

Anyways my plans would be to add some basic ads, develop the forum to keep users there more (such as a arcade, point system etc), and open a donation system.

I had also planned on doing a few things to promote it (such as adwords to have it pop up for searches on the game). My other question would be whats a good budget for this tye of thing? I can't spend 1,XXX but I imagine I could let go $100~200 to begin with to try and drive more traffic to the site.

What do you guys think? (O this is my first post btw :lol

use vbseo so ur website will identified fastly by the engines
then think about adwords

10-15x monthly is a decent amount. i've paid 3x yearly on occasion for the right site.

I agree in principle, although 3 years is excessive imho.

But zero income is still zero income no matter what you multiply it by. The site is untested and unknown and the domain is registered just two months ago. Even if he provided traffic stats rather than "claims" I wouldnt give him more than the domain name fee.

I know nothing about the game, but my advice would be stay well clear from this sale. Find another related domain name and develop it yourself. The game is in beta so you have chance to do this before things take off... if they do.
