Well not at all but it fully depends on the traffic you can even buy a PR 4 site for only $25 and can even cost you $1000 if it gets considerable amount of traffic.

I think revenue generation factor also needs to be consider. Eventhough you get lots of visitors, but potential of the money you can generate from the site is less, then definitly the site value goes down.

I agree 100%. If a website has lets say 9000 unique visitors/month, it will generate more than double or triple the domain price in one month only, so why selling is done for such a low price?!
